Further, yield compression, driven by growth of property selling prices as compared to increases in personal income and a slow mortgage credits interest decrease, is creating a buoyant rental market for new built residential units
Expected Yields in Addition to Appreciation:
- Residential: The Bulgarian residential has already experienced strong growth in the past two years. The stability brought by the entrance of Bulgaria in the European Union will assure yields of 10% per year for 2007
- Commercial: Shortage of investment grade product and the volume of capital flowing into the market by international investors and real estate funds has resulted in single digit yields with 7% projected for 2007
- Retail: 8.5% on average anticipated for 2007
