Eurosilex Company History

In 2003, in love with overseas properties, holiday homes and great property investment potential, confident with their property investment skills acquired in France, the future Eurosilex managers decided to move to Marbella and live there, the previous property hot spot. They invested in land, off plan properties, real estates and became investors’ advisers for the fast resale of off-plan apartments. After great investment on behalf of investors and for themselves, they decided to move to Bulgaria to offer better opportunities with a real property service to clients. Offering a much better return on investment for investors and the nature being much more attractive Bulgaria was a natural choice and evolution of their career.

In Spain, the problem was that no projects offered were corresponding to the needs of the public, making it very difficult to resale the properties, no one wanted to create a structure. No after-sales services were professional enough to satisfy the investor’s expectations and nobody was dealing with the rental of properties. In Bulgaria, the offer would be better, of higher quality, at a bargain price and of course presented in a modern way with a more complete package. They understood they need to set up a real structure: Eurosilex would be the name; “quality is something we don’t compromise with” would be the company guide line.

Eurosilex Ltd was created in October 2004 due to the increase in demand for the Bulgarian property market. Its team today consists of Bulgarians and foreigners with knowledge of the European Property market and building process in Spain (Costa del Sol) and France (Paris and French Riviera). Speaking Bulgarian, English, French, Spanish, German and Russian, the company is now the leading property developer in Bulgaria with a very high reputation.

Following the creation of the company, in November 2004, the touch of class and the French flair of Eurosilex’s team transformed the first land owned by the company into a magnificent project located in the new hot spot: Kavarna. Eurosilex understood before everyone else where would be the new property boom, even before the official announcement of the launch of a PGA Golf Course near Kavarna.

In 2005, a marketing agreement was signed with the renowned Grupo Mangle, Property Developer from the “Costa Del Sol” for their first project in Bulgaria, more than 10% of the project was sold directly by Eurosilex and hundreds of partnership contracts were agreed upon with estates agencies.

In June 2005, the sales of the first project Villa Saint George were so prompt that Eurosilex had no more properties for sale! What a strange situation for a company to be victim of its own success. To be able to satisfy quickly more clients, Eurosilex purchased a project ready to build and redesigned the interior plans and amenities to correspond to its expectations of style and quality. Marina Residence became this second project, our clients loved it and the project was sold out in a few weeks.

In November 2005, Eurosilex decided to change the”face of the Bulgarian property market”, people would no longer consider old fashion style and low quality homes when planning to invest in a property in Bulgaria. The land of Golden Valley was acquired by Eurosilex. The project is the most luxurous resort of Bulgaria, 22 villas and 81 apartments on 36 000 sq.m. of land, leaving 75% of green area; of course, most of the units were bought instantly.

At the end of 2005, Eurosilex became a shareholder of Unik – Furniture company, a reputable company offering furniture package as well as individual orders, Unik furnishes hundreds of properties a year and the branding and professional way of working has the Eurosilex touch.

In January 2006, Eurosilex decided to open a representative office in London, which allowed our clients to view our models and talk with property professionals about the Eurosilex opportunities.

The 9th of May 2006, a partnership agreement for a 30 000 000 euros turnover resort was signed between Eurosilex and Black Water Properties, a reputable Property Developer in Ireland. Eurosilex, as full project manager, is planning, developing, selling, building, furnishing, and maintaining the project. This project, Crystal Spa Aparthotel, with 354 apartments is branded Eurosilex and our investors will receive the full after-sales package.

The 10th of July 2006, Eurosilex created a sister company 2G Media to provide all media support, adviser for marketing campaign, website maker, print design and 3D videos. 2G Media is becoming also the leader for outdoor advertisement in the Varna region with already more than 50 billboards.

During its first participation to the International Property Award in 2006 (sponsored by the Daily Mail and Bentley), Eurosilex won the award for Best Apartment 2006. The International Property Awards have been called the Oscars of the property industry.

The 1st of September 2006, great investors from Champagne, luxury hotels all over the world, casino in Liverpool etc … became partner of Eurosilex. The investor became more that a new partner but a real manager of the group, a new decision maker. Living in Bulgaria permanently and full member of the management team, his knowledge brings a new flavour to the company. The luxury and the perfection became the motto, the experience of managing larger project allow today Eurosilex to have a real vision towards the future.

With this new step for Eurosilex, the first Project in the Ski area was launched in December 2006 in joint venture with Vasco Properties (sister company of the UK well know company Dolby Management). The project in 2 phase is a first line to the Golf course in the Bansko area, few meters from the planned ski lift; with an expected turnover of 35 000 000 euros, luxury accommodation in Ski resort become a new priority for Eurosilex.

At the end of 2006, Eurosilex decided to invest in infrastructure and become owner of a large drilling system for thermal water as well as a sewage system for more than 5 000 people. Right of connection and maintenance charge has already been signed for more than 100 000 sq-m of build up area by private investors.

In the beginning of 2007, Unicredit Bulbank, the 6th larger bank group in Europe, became a real support for developing Eurosilex projects and the company itself. In September 2006, already more than 20 000 sqm will be financed and secured by the bank. This is of course a great asset to Eurosilex and a fantastic security for our investors.

In March 2007, the Headquarter of Eurosilex moved to the most prestigious building of Varna, the Opera building, totally renovated by Landmark, an investment fund floating in the stock exchange of Luxembourg, 600 sqm of working space with modern technology and luxury amenities to assure that the Eurosilex team is in the best possible conditions to develop the most exclusive residences of Bulgaria and protect your investment.

In June 2007, to assist our clients in making a better investment, Eurosilex set up Rent’lidays, the rental company of the Group. Two finalised projects were already available for rent during the summer 2007, and we were very impressed and excited with the success of our offer as well as the interest all over the world to rent properties in Bulgaria. Another sign of the stability of the property market, the country itself and the ambitious future of Eurosilex.

In July 2007, we opened yet another department to offer a new property service to our clients, a resale division. When purchasing properties with Eurosilex, our services do not stop upon signing the notary act, if and when our clients decide to resale their property in Bulgaria, Blue-Estates will be their intermediary. Blue- Estates has a specific website where all the resell process is clear and fair. Already it has succeeded in achieving a 100% return on investment for a few Eurosilex clients.
